Services:
Construction
Techniques, LLC will assist in the selection of the Design
Professionals necessary to provide the initial planning through
completion of construction and occupancy. This selection process can
include interviews, site visits, reference checking and fee comparisons.
Survey
the localities that are of interest to the management group for
availability of economic development assistance. Establish contact with
municipalities that are interested in economic development to determine
if economic incentives are available. Attend all necessary meetings to
obtain permitting, variances and infrastructure.
Manage the construction of the project from bidding through occupancy where all divisions of work are bid separately.
Prepare detailed estimates of the proposed project prior to owner's commitment to proceed.
Select
the trade contractors through negotiation or the bid procedure. Prepare
the documents for bidding, receive the bids and make recommendations
after receipt of the bids.
Determine that the proposed site meets the requirements of the structure and business use.
Work
with the design professionals during the initial design stages to
ensure that the correct materials and designs are implemented to meet
the owner's anticipated cost.
Determine
the type of delivery system that best suites the project. Some of the
delivery systems are: Design/Build, Conventional Hard Bid or Negotiated
with Guaranteed Maximum Price.
